近日，新华社记者就房地产税改革试点问题采访了财政部有关负责人。有关负责人表示，房地产税改革试点依照全国人大常委会的授权进行，一些城市开展了调查摸底和初步研究，但综合考虑各方面的情况，今年内不具备扩大房地产税改革试点城市的条件。
消息一出，房地产板块大幅高开。宋都股份、天保基建、世联行、我爱我家、新城控股等竞价涨停，新华联、中交地产、特服服务等涨幅居前。3月17日，在美上市的中概股迎来了久违的大反弹，其中贝壳大涨64.35%，收到退市警告的房多多盘中涨幅一度翻倍。
我觉得，房地产税是长效机制的组成部分，结合土地制度、住房制度、金融制度等多种长效机制手段将对于房产市场长期平稳运行产生较大影响，但这一变化是需要长期渐进改革而非一蹴而就的。
一个非常简单的道理就是，搞破坏容易，搞建设难。很多人想着用房地产税把房价打压下去，好让自己上车，这是可以理解的。但关键是，目前的经济环境下，把房地产行业打垮了，你可能不但无法上车，还会失业，拥有房产的人固然损失巨大，没有房产的人也会有大量损失，最终的结果是“共同贫穷”。
从股市上看的就更明显了，想去控制“资本无序扩张”，结果引发外资恐惧，外资在不计成本地抛售中概股，国内也没有那么大的资金去承接，于是就造成了A股港股大跌。
房地产和股市的背后都是大量的企业，国内企业要发展，缺的就是资金，没有资金就没法扩大发展，业务就只能萎缩，接下来是裁员，未来的财务状态更加恶化，股价和房价会继续下跌，形成一个恶性循环，很容易就会形成一场经济危机，那样造成的损失可以难以估算的。
所以，当前的经济环境下，房地产不能倒，政府救市不仅仅是救房地产，也是救中国经济。
